Finding the Right Property

Buying a property in a new development can be a complicated process compared to buying a second hand home. In many cases you will not be able to see the finished property before making a buying decision and will have to rely upon the plans provided by the promoter. Furthermore there are thousands of developments available all over Spain and the constructors and promoters are, in many cases, unknown to the majority of none Spanish buyers.

When you are out looking at properties we can always recommend taking your time and see a number of different developments before making a final decision. Additionally, there are also a number of legal matters, which have to be cleared out before you sign or pay anything. Another important factor to take into consideration when buying off plan properties is the price. The price for properties in new developments will normally rise during the construction period and are initially set below market value. This is done to attract buyers and investors at an early stage as well as provide security for the promoter/constructor and subsequently their creditors. Early stage investors receive the advantage of lower prices and being able to choose from a wider variety of available units, whereas people who buy later on are able to see more of the finished property before making a decision and will not have to wait that long before the property is completed and handed over to the buyers.
